In April 2024, I was at the dealership leasing a commuter car and ended up spending over five hours talking real estate with my salesperson. That conversation led to a Zoom consult with their family and one of our lenders—and eventually a big decision.

The Problem: A House That Needed Work and No Cash for Repairs

Within 24 hours, they were approved for just under $24,000.

Their longtime home had good bones but needed serious updates before going to market: new floors, fresh paint, bathroom refreshes, and general repairs. But like many homeowners, they were equity rich but cash poor.
